Moving Out of a Condo in Malaysia: The Lift Slot Is Your Real Deadline

Short answer: in most KL and Selangor condos your move is not limited by the lorry — it’s limited by a booked service-lift slot, commonly two to three hours, on weekdays or Saturday within office hours, plus a refundable damage deposit (RM 200–500 is the range most buildings quote) and a move-out form signed off by the management office. That slot is the whole move. At a realistic 10–14 minutes per round trip from your unit to the lorry, three hours with one trolley buys you roughly 13–18 trips — and a furnished three-bedroom condo needs more than that unless everything is boxed, sealed and stacked in the hallway before the slot starts. Everything else in this guide follows from that one number.

Call your management office before you call the mover. Malaysia has no single rulebook for this: every building’s house rules come from its own JMB or management corporation, so the details below are what’s typical, not what’s guaranteed. But the shape is the same almost everywhere, and getting it wrong costs you a rebooked lift slot and another day of lorry rental.

Step 1: the eight questions for the management office

You need answers from two buildings — the one you’re leaving and the one you’re moving into. Ask both, a week or more ahead:

Those last two matter more than people expect. If the lorry has to sit at the guardhouse or on the ramp outside, every trolley load gains a walk in the sun at both ends of the day.

Step 2: do the trip arithmetic before you book

One round trip means: load the trolley in your unit, push it to the service lift, ride down, cross to the lorry, unload, come back up empty. In a mid-rise condo that honestly runs 10–14 minutes — longer if the lift is shared with residents or the lorry is parked far out.

Now count what has to move. A furnished three-bedroom condo is roughly 40–60 boxes plus 15–25 separate furniture and appliance handlings — mattress, bed frame, wardrobe, sofa, dining table, chairs, fridge, washing machine, TV, fans. Boxes travel eight or so to a trolley if they’re stacked well, so call it 6–8 box trips. Furniture goes one or two items per trip. Total: roughly 20–28 trips.

Against a three-hour slot with one trolley, that does not fit. This is the single most useful thing to know before moving day, and it points to three fixes: book the longest slot the building allows, put two people running trolleys instead of one, and — the part you fully control — have every box sealed and staged near the door before the clock starts. Packing during your slot is the most expensive way to spend it.

Step 3: pack for the trolley, not for the lorry

Trolley loading has a rule the lorry doesn’t care about: a trolley stack has to survive being pushed over a lift threshold. That changes what you should pack into.

• Match the footprints. Same-size boxes column into a stable stack of eight. A pile of assorted mini-market boxes in nine different sizes tops out at five, and wobbles. Three trips become five, and there goes 40 minutes of your slot — which is the hidden cost of free boxes that nobody mentions.
• Cap the weight. Nothing over 20 kg, ideally 15. Two people lifting a 30 kg box in a corridor is how corridor walls get scraped and deposits get held. Our box weight guide has the density rule: packed books run about half a kilo per litre, so a large box of books is already too heavy.
• Seal the base properly. A box that bursts on a trolley in a public corridor is the worst place for it to happen. Two strips of packing tape across the base seam, not one.
• No loose items, ever. Loose lamps, bags and pot plants ride in arms, not on trolleys, and each one is a trip you didn’t budget for. Everything that can go in a box, goes in a box.
• Wrap the furniture the day before. Wardrobes, sofas and mattresses should already be padded and filmed when the slot opens — see wrapping furniture for moving. Drawers taped shut, doors filmed closed.

For a condo move, matched sizes matter more than they do for a landed move, because the trolley and the lift are the bottleneck. Two or three sizes across the whole home is the sweet spot — one small, one medium, one large. Once-used Grade-A cartons work well here: the used double-wall PDC (590 × 390 × 390 mm) and the new MR (540 × 400 × 310 mm) have close footprints and stack into a proper column, at roughly half the price of new for the used ones.

Step 4: protect the parts of the building that hold your deposit

The deposit comes back after a walk-through, and it’s the corridor and lift that get inspected. Management usually pads the lift itself, but the route from your door to the lift is yours.

• Door frames and lift-lobby corners take the hits when a sofa turns. A strip of PE foam taped over a frame costs a couple of ringgit and saves an argument.
• Floors, especially polished tile and timber, scratch under trolley wheels carrying appliances. Flatten a few cardboard layer pads along the route.
• Photograph the corridor, lift interior and your unit before and after, timestamped. The same evidence habit that protects a rental deposit protects this one.
• Sweep the corridor when you’re done. Tape scraps and cardboard offcuts in a common area is the most common reason a walk-through goes badly for something that costs nothing to fix.

A countdown that fits a condo move

FAQ

How long does a condo management office take to approve a move? Give it at least a week. Some buildings approve in a day, others only process forms on weekdays and need the owner’s or agent’s signature, which adds time if your landlord is slow to respond.

How much is the condo moving deposit in Malaysia, and do I get it back? Most buildings quote somewhere between RM 200 and RM 500, refundable after a walk-through finds no damage to the lift, corridors or common areas. It’s set by the building’s house rules, not by law, so confirm the amount and the refund timing before moving day.

Can I move out of a condo on a Sunday or public holiday? Often not.
